Online Seller Advantage is a web based service I provide for all my clients.  The program allows sellers to stay informed about real estate related activity in and around their neighborhood.  It also track how many people are viewing their house online.  It is a great communication tool.

1. Do you want your children to attend a particle school?
2. Do you want to live in a neighborhood with amenities?

These types of questions will narrow down your search and make the house hunting much more managable and enjoyable.
